Once a contractor has been awarded the contract to build your building, remodel or other tenant improvement, construction contract administration services commence. In this phase of work, the architect assists the owner in the review of the construction to determine if the expectations of the design contract documents are being met. The following are services that may be rendered during this phase of work:

  • Attend construction meetings
  • Review shop drawings
  • Answer contractor questions
  • Prepare field reports
  • Prepare proposal requests for owner-initiated changes during construction
  • Review contractor change order requests
  • Review the contractor's applications for payment
  • Review the work to determine substantial completion
  • Generate a "punch list" to record items required to complete the work
